This is a true story. Sam, a local landlord, requested a Credit Report on a prospective new tenant. The application appeared routine. The woman indicated that she had been arrested one time for a driving violation. The Credit Report was marginal. Sam did not obtain a Criminal Report.
Steve, a local landlord, requested a Credit Report and a National Criminal report on the same prospective tenant about an hour after Sam.
The Criminal Report indicated the woman was on "Active Probation" and had been arrested on the following charges over a period of just three years.

Sam said he knows better than to take any applicant at their word but to verify everything. He said this is an import warning to all landlords.
