The credit bureaus require you to warn your former tenant in writing before they will add the debt to the credit report.  The notice must come from an attorney or collection agency.  Our affiliate collection agency will send a letter to your former tenant demanding immediate payment to avoid damage to their credit report. 

The letter says they have 30 days to pay you directly.  That’s important because it means there is no fee from the collection agency.  If you get paid you keep it all.
